Is Your Building Actually Fire Compliant?

Most building owners assume they are. Most are wrong about at least three things. Our free compliance check takes one visit and tells you exactly where you stand — across every fire protection system in your building.

Across fire extinguishers · hose reels · hydrants · detection · suppression · ventilation · fire doors · escape plans

The Compliance Question

Can You Honestly
Answer Yes?

Before you say "yes, we're compliant" — work through these questions for your building. If you hesitate on even a few, you need this check.

🧯
Fire ExtinguishersSANS 1475 · SANS 10105
?
Are all extinguishers serviced within the last 12 months by a registered service provider — with labels to prove it?
?
Is the correct extinguisher type installed in each area — Class A, B, C or CO₂ for electrical risks?
?
Is there adequate coverage — one unit per 200m² for Class A risks — and are all units accessible and unobstructed?
?
Has the 5-year hydrostatic pressure test been conducted on all cylinders that require it?
🚿
Fire Hose ReelsSANS 543 · SANS 10400-T
?
Can a 30-metre hose reach every point on the floor from at least one reel — are there coverage gaps?
?
Has each reel been pressure tested and flow tested within the required maintenance interval?
?
Is the hose in good condition — no kinks, perishing, or sections that won't fully retract?
?
Are shut-off valves and swing arms operational and not seized from disuse?
🔴
Fire HydrantsSANS 1128 · SANS 10400-T
?
Are all hydrant valve boxes clearly marked, accessible and unobstructed by storage, vehicles or landscaping?
?
Are booster connection inlets capped, accessible and clearly identified for fire brigade use?
?
Has the system been pressure and flow tested to confirm the municipality supply can meet fire brigade demand?
?
Are wet and dry riser systems (if present) serviced, tested and certified?
💨
Smoke VentilationSANS 10400-T · EN 12101
?
Have smoke vents or AOVs been tested for correct automatic actuation recently?
?
Is the smoke ventilation system integrated correctly with the fire alarm — and does it trigger on the right zones?
?
Are manual override controls accessible, labelled and functional for fire brigade use?
?
Has the system been commissioned, with a commissioning certificate on file?
🔔
Fire Detection SystemSANS 10139:2021
?
Has your system been serviced by a competent person within the last 6 months — with a servicing certificate issued?
?
Do you know the declared SANS 10139 category of your system — M, L, or P — and is it documented?
?
Has your false alarm rate exceeded 1 per 25 detectors per annum — which triggers a mandatory investigation?
?
Do you hold design, installation, and commissioning certificates for your system?
⚗️
Gas SuppressionSANS 14520 · NFPA 2001
?
Are all suppression cylinders within specified weight tolerance and pressure range — verified within the last 6 months?
?
Has a room integrity test been conducted to confirm the protected space can hold the agent concentration?
?
Are pre-discharge alarms and abort switches functional and clearly labelled?
?
Is the system in automatic mode — not manually isolated or on maintenance bypass — right now?
🚪
Fire DoorsSANS 10400-T · SANS 1253
?
Do all fire doors self-close and positively latch — with no gaps that would allow smoke or fire to pass?
?
Are intumescent seals intact and undamaged — not painted over, compressed or missing?
?
Are any fire doors being held open with wedges or props that are not approved electromagnetic hold-opens?
?
Have any fire doors been modified or had holes drilled through them — compromising their fire rating?
🗺️
Escape PlansSANS 23601:2010
?
Are escape plans displayed at every floor entry, near lifts and stairs, at junctions — permanently fixed?
?
Are they minimum A3 size, colour-coded with a "You Are Here" marker in safety blue and ISO 7010 signs?
?
Have they been updated since your last renovation, layout change, or equipment move?
?
Is the orientation correct — does left on the plan correspond to the viewer's actual left at each point?

How many of those could you confidently answer?

If you paused on any of them — or realised you genuinely don't know — that is exactly what the free compliance check is designed to find.

What We Typically Find

Non-Compliance Is
More Common Than You Think

Buildings are rarely fully compliant. The reality is almost always a mixed picture. Our job is to show you exactly what the picture is.

9/10
Buildings have at least one non-compliant system on first assessment — most have three or more identifiable gaps.
7/10
Fire detection systems have no declared SANS 10139 category — meaning they are technically non-compliant by definition.
6/10
Extinguishers have at least one compliance issue — wrong type, overdue service, or incorrect coverage.
8/10
Escape plans fail SANS 23601 requirements — wrong size, incorrect orientation, or outdated layout.
The Gaps Most Often Found
Fire detection system overdue for 6-monthly service per SANS 10139 Clause 12.2.3.1
Extinguisher type wrong for the fire hazard present in that area
Hose reel coverage gap — part of floor not within 36m of any reel
Fire door held open with a wedge in a protected corridor
Gas suppression system on maintenance isolation — not in auto mode
Smoke vent actuators not tested since installation
Escape plan is an old AutoCAD print, not SANS 23601 compliant
No servicing certificates on file for any system
Booster inlet connections blocked or inaccessible to fire brigade
Intumescent seals on fire doors painted over during renovations

Before You Book

A Few Things
People Usually Ask

Is there really no cost or obligation?
Genuinely, no. The compliance check is provided free of charge and with no obligation to use Altrafire for any subsequent work. We offer it because it creates value for building owners and gives us the opportunity to demonstrate our expertise. If you decide to address any findings with us, that is a separate conversation you are completely in control of.
How is this different from a full fire risk assessment?
A full fire risk assessment under SANS 10400-T is a formal, documented process resulting in a legal certification opinion. Our free compliance check is a practical, expert-led walkthrough that identifies likely gaps across your fire protection systems — referenced to applicable standards. It gives you the information to understand your risk and prioritise action. It is not a formal audit or legal certification document, and we are transparent about that distinction.
What happens after the check — will I be pressured to buy?
No. You receive your written report. You decide what, if anything, to do about the findings. Altrafire will be available to quote on remediation work if you choose to engage us, but that process starts only when you initiate it. The report is yours to use with any supplier you choose.
How long does the visit take?
For a typical single-floor commercial building, approximately 60 minutes. Multi-floor or large industrial facilities typically take 90–120 minutes. Your facilities manager or a delegated representative needs to be available for the visit — we do not conduct inspections in unmanned buildings.
Do I need to prepare anything?
If you have them available, it helps to have access to any existing service records, fire alarm certificates, or previous inspection reports. But it is not required — part of what we assess is whether documentation exists. If you can't find any records, that is itself a finding.

You Won't Know
Until Someone Checks.

The gap between "we have fire protection" and "we are fire compliant" is where most buildings live. Our free check shows you exactly where that gap is — before an inspector, insurer or incident does it for you.
